Agent. Investor.
Owner.
I'm Anthony Klier — an agent and investor in St. Louis. Over the last few years I've closed 100+ transactions and roughly $50M in sales, and I own over 30 multifamily units of my own across the metro.
I don't just analyze deals — I buy them, fix them, lease them, and run them. So when we're talking about rents, rehab budgets, cap rates, or contractor picks, I'm using the same playbook I use on my own buildings.

Career timeline
Student Housing Leasing Agent & Nightclub Promoter
Missouri State University / Aspen Heights / Vintage Dancelounge
Finished my degree at Missouri State while leasing student apartments for Aspen Heights and running marketing and bottle service at a couple of the local nightclubs. Two jobs, full course load. Learned to sell, learned the city, and started paying real attention to real estate.
Leasing Manager / AGM
Aspen Heights Partners / Varsity Campus — Greensboro, NC
Aspen Heights offered me a full-time role before I graduated. Took it, moved to Greensboro, and pre-leased Varsity Campus from 0 to 81% in 28 days. Built the marketing plan, ran the leasing reports to owners, and put on the resident events.
Portfolio Leasing Manager
Bryan Properties — Springfield, MO
Took over leasing for a 665-bed student housing portfolio. Ran marketing, social, and the Community Assistant team. Held rates monthly instead of cutting concessions — pre-leased the portfolio to 100%.
Marketing Manager & Leasing Agent
LuxLiving — St. Louis, MO
Moved back to St. Louis. The owner had built some great-looking luxury buildings without much marketing behind them. Built the website from scratch, grew the Instagram to ~16k followers, shot the property photography myself, brought in local content creators, and leased 500+ units across the portfolio.
Director of Leasing & Marketing
Debrecht Properties — St. Louis, MO
Worked with a family-friend developer building ~500 units a year around St. Louis. Set up the property management software, designed two of their websites, ran the branding, did the drone work, built the proformas, and pre-leased new construction off of 3D renders.
Real Estate Agent & Investor
The Agency STL / Personal Portfolio
Got licensed at the end of 2022 and went out on my own — investment sales, multifamily, value-add. Have sold ~$50M of real estate since, and built up over 30 units of my own along the way. The first one was a 4-family I bought for $485K that appraised at $900K after the renovation. Currently working on Brewhouse Lofts — an 18-unit loft conversion in a historic bronze warehouse at 930 Sidney St in Soulard.
I project the same numbers I bet on
When I underwrite rents or rehab costs for your deal, I'm using the same assumptions I'd use on a building I'm buying myself. That's it — same math, same standards.
Off-market deal flow
A lot of the deals I work on come through relationships, not the MLS. Built over years. Clients get to skip the part where they're building those from scratch.
I've done every part of this
Acquisition, rehab, lease-up, refinance, sale — I've done all of it with my own money. Means I can call out the parts of a deal that are going to be harder than the spreadsheet makes them look.
Trusted contractor network
The same contractors I use on my own buildings are the ones I'll point you to. Painters, plumbers, GCs, demo — already vetted.
