17-unit mixed-use in the Delmar Loop — 12 residential, 5 commercial. Currently in a value-add cycle: adding in-unit laundry, refreshing the residential units, and tightening up the commercial tenant mix.

Bought a 4-family in Soulard for $485K that needed a full gut. Converted two of the 2-bed units to 3-bed/2-bath, rebuilt every system from scratch. Appraised at $900K post-rehab and cash-out refinanced for $200K+ back out. The first one that worked the way the spreadsheet said it would.

Full gut rehab — 4 residential units and a commercial barbershop space. Mixed-use is one of my favorite plays: residential income plus a long-term commercial tenant smooths out the rent roll.

3-family in Soulard. Bought, gut-rehabbed, sold for profit. A full-cycle deal — acquisition through exit — that I executed end to end.
